West of the Trail - Sarasota Neighborhood Report
Homes West of the Trail, Sarasota Florida
West of the Trail are the Sarasota neighborhoods "west" of Hwy 41 or the Tamiami Trail. Morton's Plaza area continues to be the most popular community in this area since it is centrally located around the Morton's Plaza anchored by Morton's Gourmet Market. Stroll to the Market from your home or lunch at the "new" Fred's Restaurant, Sam Sneed's and Knick's Tavern. Single-family homes are of mixed architectural styles in this Sarasota subdivision. Many old Florida homes and the properties are exquisite with tropical landscaping and huge banyan trees. Older homes are still being updated with designer touches in kitchens, bathrooms. New homes are replacing some of the older homes to make way for a new look for this Sarasota area. This beautiful community is a "must see" for location, location, location.
Tis the season for holiday lights and you will see unusual displays in this area as well as traditional adornment. Since we don't get much snow in our area, residents go all out for lighting display during the holidays. Shop or dine in this area from Thanksgiving through New Year's and enjoy the clever arrangements presented by the shops, restaurants, and be sure to stop by and have your hair done at Snuffy's favorite hairdresser, Salon Posh on Hillview. Ask for Laurie Tiner, owner, 941-350-0384 for appointments.
On weekends, Snuffy and I make time for a visit to Morton's, stroll through the quiet streets to view new Sarasota real estate, walk around the Plaza and indulge in yummy pastries or a warm cup of flavored coffee.
Evening dining at Knick's is Snuffy's favorite or Sam Snead's, both allow doggies on their patios. We respect their rules though. All West of the Trail restaurants, Hillview Grille, or Chutney's are often on our calendar.
Searching area 41 in the Sarasota MLS data, 144 homes are currently available for sale. Prices range from $236,050 to over $11 million to enjoy this Sarasota lifestyle.

Sarasota Real Estate Market Sparks Hope
Check out Sarasota's Beach & Waterfront Properties
Sarasota residents and realtors have been reading all the "bad" news for over a year now so when an encouraging report appears, hope emerges. The Sarasota-Bradenton real estate market sold more houses in the month of October than any other city in Florida. It's a great buyer's market here and real estate is on sale. Website traffic along with buyer inquiries are picking up and inventory is moving. Don't forget when Macy's has a sale, the good inventory goes first. A few days later that good stuff is gone, and buyers are out of luck. Waterfront properties are on sale right now along with mainland properties, and the selection of homes is incredible. The best waterfront locations go first, then the mainland properties start to follow. If you've been looking for a Sarasota home or condos through the years, you might just see what is available, and read the entire Herald-Tribune article by all means first!

Sarasota Waterfront Property
Sarasota, Casey Key Waterfront Homes and Property
Sarasota residents and Realtors alike are often quoted as saying "it's all about the water" in Sarasota. Waterfront properties, condos, villas have always been popular with buyers from other areas and now more than ever. We get requests often for a little cottage on the beach. You won't find many of those now as the boom years of real estate saw investors cobbling up properties on the beach and waterfront to make way for new mansions and luxury estate properties. Casey Key is one area that you can still find a beachfront cottage along with a luxury waterfront estate. A quiet private island oasis where ocean breezes cool the air and tropical foliage line the road. Enjoy lunch or dinner at the Casey Key Fish House and watch the fishermen come and go.
Active waterfront homes on Casey Key currently number over 40 in the Sarasota MLS. Prices range from $1,500,000 to over $20 million.

Halloween in Sarasota Florida USA
Sarasota is Ready for Spook Night, Are You?
If you are still searching for your costume for the biggest Halloween Ball in Sarasota, you may want to consider being "Gina, the Giant Ballerina." Teegie Hamilton from Baton Rouge, Louisiana created Gina and spent a sleepless night writing the poem. I have permission to share Gina with costume shoppers. Teegie found the accessories for Gina at local flea markets and garage sales so time is running out, hit the road and enjoy Gina's assemble. Oh, and don't forget to pin the poem on your tutu. As you twirl through your jetes, pirouettes and plies, your fellow party goers will be in awe. Gina won the price at the Ball, by the way!
Happy Halloween, make it safe and enjoy!
By Teegie Hamilton
Every night Gina was a ballerina, but every day she was just Gina.
Gina said, "I want to be a ballerina."
Miss Prix, the ballet teacher said, "No Gina, you are too clumsy. To be a ballerina you must have lots of grace. You simply cannot have two left feet."
Gina said LOUDER, "I want to be a Ballerina."
"No," her mama said, "No, Gina, you are bigger and heavier than the other dancers, a ballerina must be slim and as light as a feather."
Gina SHOUTED, "I really want to be a Ballerina."
Her daddy said, "No Gina, you have no rhythm or feel for the beat of the beautiful music. You cannot dance like a ballerina."
Every night Gina dreamed of being a ballerina. Before she went to sleep she posed herself in bed in each position, and then pirouetted off to Dreamland.
Every night Gina was a ballerina, but every day she was just Gina.
Until Halloween!!!!
That day Gina could be anything, and she would be Gina, the Giant Ballerina.
She put on her extra large pink leotard that she usually wore on Sunday. She made herself a big poufy lavender tutu. She put on her sparkly tiara and pirouetted all day long.
She had grace and was as light as a feather pillow. AND she felt the rhythm of the beautiful music in her head and both feet. She soared across the room.
Miss Prix and mama and daddy were wowed!!
Miss Prix said, "Gina, there is a part in the Christmas Play for a giant ballerina, will you pirouette on the stage for us."
And that is the story of Gina the Giant Ballerina who had fun just being Gina, but whose dreams came true as Gina the Giant Ballerina.

Downtown Sarasota Real Estate
Towles Court, Artist's Community
Just on the fringe of downtown Sarasota is Laurel Park and Towles Court. Adorable cottages and houses painted in Floridian colors abound. If you haven't visited this area lately, make sure that you do. I went to my dentist this week and took Snuffy on a walk through the area. Towles Court gets more charming each time I visit. The galleries weren't open Wednesday morning as it was early so I'll visit again soon. Residents and visitors enjoy galleries, photographic studios, my dentist (Patricia Sabers) and an array of restaurants for quiet lunches or eloquent dinners.
The Sarasota MLS lists 25 homes for sale in Laurel Park and Towles Court. Laurel Park is one of Sarasota's oldest neighborhoods and many homes are historic. Multiple possibilities still exist in this high growth area. Prices range from a one bedroom, one bath cottage with guest quarters priced at $239,000 to a large compound of properties priced at $1,495,000. Live and work at home in Laurel Park or Towle's Court. Downtown shopping, the bayfront and cultural attractions of Sarasota are a short drive from the Towle's Court area.

Stardust Ballroom Opens in Harmony House Restaurant, Venice, Florida
Big Band Sounds From New Stardust Ballroom, Venice Florida
In 1958 Mickey Ashley's dance band played for my 14th birthday party. We cleared out the garage on Bayou Road in Greenville, Mississippi and danced to the tunes of Stardust, Tenderly and Boogie Woogie Bugle Boy. I was mortified that my father and his friends would be invading my space since my generation was clearly into this new kid from Tupelo by the name of Elvis. Remember the days when you wanted your parents to disappear?
Now a hundred years later I'd give anything to have that night back and listen to the music performed by Mickey (my Daddy), Uncle Barbee on piano, Big Boola Woods and Raymond Schultz. I was so excited when I read today's Herald Tribune article about Harmony House Restaurant in Venice opening a dancing ballroom.
Stardust was my father's favorite song and brings back so many memories. Daddy gave up his first love "music" in 1945 for stability and a regular job, playing gigs on the side returning to Greenville. He had to leave Greenville, as a youngster when the 1927 Mississippi River floor, forced families from their homes. His first professional job playing his sax was in a tent show at $20 a week traveling the southern circuit.
Several years later, with one suitcase and $3 in his hand, Daddy hitchhiked 755 miles from Wheeling, WV to New York City. He held a job as dishwasher during the depression and played with a rinky-tink band in a Brooklyn burlesque house. Two months later, without a job (the band folded), he walked down Broadway and saw a fine looking gentleman on a corner. It was the day's famous trupet player and bandleader, Clyde McCoy. Daddy chased Mr. McCoy to a pool room and invited himself into a game of pool that landed Daddy a job with Mr. McCoy playing his sax, recording records including the renowned Sugar Blues. He lived his dream. Few musicians did in those times.
One of Daddy's students of music in the Mississippi Delta plays Stardust for me when I visit the area. It will be wonderful to experience the Stardust Ballroom regularly to hear the music of a bygone era. Kudos to Harmony House Restaurant and the residents who came up with the idea. I hope to meet you in Venice and dance to big band music and the "wa wa" sounds of Clyde McCoy.

Sellers of Sarasota Real Estate May Offer Buyer Incentives
Sarasota Home Buyers Doing Well on More Than Lowered Prices
If you need to sell your home and can't wait for the Sarasota real estate market to make its turn, consider enticing buyers with incentives.
Some sellers need to relocate due to a job placement. Elderly homeowners need to move closer to their kids due to illness. There are many reasons why a seller might be very motivated to move on with their life. Thus, buyers can now capitalize on more than price reductions. Home builders started offering incentives first, now homeowners are doing the same. Ask for the moon if you are buying, but get off the fence and take a look at the "pick'ns"
In downtown Sarasota, our showing schedule this week included one waterfront condo listed for $545,000 with a full bay view. The unit has marble floors, two bedrooms and two baths, open kitchen with stainless steel appliances, a balcony overlooking downtown and the bay in one of downtown's newest buildings. Walk to the bookstore across the street, stroll down to First Watch for breakfast or get a quick cub of java at Starbuck's. Shop for groceries at Whole Foods. Everything is within walking distance. Prices are down, interest rates remain at historic lows, and many sellers in downtown Sarasota are dealing.
If you are thinking of buying a condo in Sarasota, Florida in this cultural waterfront community, contact Annette Smith for listings in the Sarasota MLS. Email Annette for an appointment to view properties for sale or give us at call at 941-504-3922.

Longboat Key Real Estate Sales Report
July 2007 Gulf and Bay Condo Sales on Elegant Longboat Key, FL
This past week I attended a close friend and fellow Realtor's funeral in Hilton Head SC. The heat in Hilton Head was awful and no ocean breezes. Sarasota is hot, but we aren't experiencing the horrible temperatures and heat indexes of some of the other states. We are in a drought with water restrictions but so is half the country. After a nice rain last night, today in Sarasota is delightful.
Returning to Florida this week, and back to work selling waterfront and golf Sarasota real estate, I searched the sales stats for Longboat Key condo sales for July while pulling listings for the Herron Group's upcoming showings. Over 20 condos, from a slightly over 1000 sq.ft condo at Longboat Harbor, "with great open views," to a spectacular Gulf end unit at the Sanctuary sold last month. Prices of the Longboat Key condos sold from $280,000 to $1,750,000, respectively.
There are over 100 waterfront condominiums with views of the Gulf of Mexico or Sarasota Bay currently listed in the Sarasota MLS on Longboat Key, FL. Price ranges for direct Gulf front views are from the low $400,000s for an older condo building with little sq.ft. to over $4 million for a new condo with fabulous amenities. If you are looking for a beach retreat or a newly constructed highrise condo on the Gulf of Mexico, Annette Smith is experienced in waterfront real estate sales and are ready to assist you in the Longboat Key real estate market. Email Annette for a list of luxury Sarasota properties available if Florida luxury real estate is your choice.

Country Club Lifestyle vs Active Adult Communities in Sarasota FL
The Oaks, The Founders Club, The Concession - Cascades, Lakeridge Falls
As luxurious a lifestyle as the newer Country Clubs like Lakewood Ranch, The Concession, and Founders Club are, The Oaks in Sarasota is an established and elegant community also. This exclusive gated community with stately oaks and manicured grounds features two golf courses, club house and all the amenities you would expect in a luxury golf course community.
Alternatives to Country Club communities are the vibrant active adult communities such as the Cascades and Lakeridge Falls areas. These communities offer many of the features and benefits of country club communities without the requisite equity purchases and membership fees. Beautiful single-family homes, some with private pools and homes along lakefronts are available in the $$300,000-400,000s price range.
Prices at the Oaks currently range from the $400,000s to $12 million. Siesta Key Home Receives Historic Honor
The Boden-Wilson House
Sarasota County's Historic Preservation Board reviewed several distinctive characteristics before approving a historic designation for a Siesta Key home. The Siesta Key homes sits among several homes on Sandy Hook which were designed by noted architects Ralph Twitchell, Mary Rockwell Hook and Edward "Tim" Seibert and others. The Boden-Wilson House was designed during the Sarasota School of Architecture's modern movement.
Homes listed in the Sarasota MLS designed during the period are rare and don't usually sit on the market for long.

John Henry's 70-foot Tall Sculpture in the Works for Sarasota , Florida

Brenda Terris, executive director of the 2008 Season of Sculpture, said the event's organizers are very excited about finalizing selections. A panel of artists will officially decide which 26 sculptors will be displayed in the November exhibit in two weeks.

Have You Been Searching for Sarasota Florida Real Estate?
Is Now in the Time to Buy Luxury Waterfront Properties?
You've been traveling to the area enjoying vacations for the last 10 years on Siesta Key, Longboat Key or possibly the mainland. You enjoy shopping in a quaint downtown and St. Armands' world-class boutiques, the art galleries on Palm Avenue, the theater, ballet and symphonies. Your son or daughter plays tennis at Bolittieri or perhaps you have an equestrian in your household. When winter hits in the north, Sarasota Florida is in your dreams.
Common concerns about purchasing a home and relocating to an entirely different area are:
Have I looked long enough to understand the local market and the range of housing options available?
Could there be another, even better listing on the market, perhaps at a better price?
Will an upcoming listing be more appealing? Should I wait and see what else might come along, or should I go for it?
If you find a property right away, don't forego a purchase just because you found it quickly. Do some research and satisfy any concerns you may have about the property before you make an offer. If you don't buy the listing, it may take years to find another suitable property, and you'll be saying "coulda, shoulda, woulda!"
If you think now is the time buy Sarasota, Casey Key or Siesta Key Real Estate, Annette Smith is experienced in luxury waterfront homes and Sarasota golf course communities.

Luxury Real Estate Market Bullish
It used to be that a one-million dollar home was considered a very high-end luxury home. Well, in some markets that s not the case.
Florida is one of those markets where the $1 million to $2 million home may not be a mansion especially if it's on the water. Homes on the water in the $1 million to $2 million range could possibly be perfect for a renovation or the lot could be spectacular for a private gated estate. Waterfront properties on Casey Key Florida are priced well for today's high-end market and that market nationally is doing just fine according to most studies. Read what women have to say about the luxury real estate market in the Homes 101 article in its entirety.

Moving Family to Florida Home Before Retirement
A New Trend in Florida Home Planning, Not Really - Just Faster
Recently I've noticed articles on the Internet about families moving to Florida well before retirement to get a jump on relocating to a more convenient lifestyle for their family. Through the years, Sarasota Florida buyers vacationed in their second home while enjoying an appreciation on their investment over a period of time. Once retired, they moved to their dream home permanently. Now, these new second home residents just pack up earlier and head for their Florida home. Many executives can now continue their work via a new set of circumstances the internet.
Over 85% or more home buyers now search the Sarasota MLS via the internet before contacting a realtor. In Sarasota, our internet exposure assists both our buyers and sellers. Many executives in large cities endure tiring commutes and finally say "Why wait?" Let's live in a gated golf community in Sarasota, Fla. and work from home.

with yours truly enjoying all of Doe's specialties. If you can still move after eating at Doe's be sure to stop by a blues club near the levee, or drive about an hour to Ground Zero in Clarksdale owned by Francine's husband Bill Luckett and Morgan Freeman. Sarasota Real Estate Market Update
Pending Sales Remain High as April 2007 Sales Dip
From the Sarasota MLS statistics, real estate sales for April 2007 looked a lot like April of last year. A total of 363 homes and 179 condominiums were sold, compared to 353 homes and 192 condominiums in the previous year. Overall both homes and condos sales in Sarasota were 542 in April compared to 545 sales in 2006.
Year to date sales this year were up more than 14 percent over last year which continue to show recovery in the Sarasota market. SAR President Joe Hembree, said "typically, a recovery in the real estate market begins with stabilization, followed by a return to a normal rate of sales and property appreciation" The Sarasota market seems to be leading the state of Florida to a recovery.
Pending sales in 2007 reported: in January 383, in February 565, 705 pending sales in March. April 2007's pending sales of 609 were off from March but higher than recent months.

Sarasota's Bayfront Features Tolerance Banners
My Sarasota REALTOR finally took me back to my favorite spot at the bayfront on Saturday and Sunday mornings. If you haven't been to the bayfront to see the tolerance banners, you are missing a wonderful exhibit!
Two of Sarasota's most beautiful mornings of the year saw residents and visitors alike enjoying the banners on display, strolling along the water, viewing our famous Sarasota "boats" in residence, the Ringling Bridge majestically as a background with LaBellasara and Grand Riviera towering as a focal point of a perfect painting.
As you can see my realtor is a real shutter-bug and always has her camera handy. Over the years, she has clicked O'Leary's, the marina, Sarasota condominium row, Le Barge, images of Sarasota's finest real estate and available for all to enjoy on daily walks around the bayside park. To own your own Sarasota condos with a "hotspot" address, Annette Smith with RE/MAX Properties in Sarasota is available to help buyers and sellers with a smooth transaction in the changing Sarasota real estate market.

Sarasota Florida Makes Coastal Living's Hot Spot List
Once again Sarasota makes a major magazine's list of best spots. In the April issue of Coastal Living magazine, now on newstands, Sarasota Florida is listed as one of the best coastal spots in North America for 2007. Snuffy Smith and I regularly walk on the bayfront pictured in the article. With the marina, skyline and water views, we are always in awe of our surroundings. We are lucky to live in such a "hot spot!"
"Lots of Northerners head to Florida for the temperate climate. But transplants to Sarasota, located on the Gulf Cost some 60 miles south of Tampa/St. Petersburg, take advantage of the cultural climate, as well. It's unlikely that any other city this size --- especially among destination cities for cold-weather refugees -- boasts as sophisticated an arts environment."
With articles beginning to tout a buyer's market and positive endorsements as the one mentioned, inventory of Sarasota homes will decrease over the next few years. If you think now is the time to buy real estate in Sarasota, Annette Smith with RE/MAX Properties is available to help you be an informed home buyer or home seller in today's changing Sarasota real estate market.

Adventure in Vero Beach, Florida
Chilly Weather, Sand, Sand and More Sand
Regular readers of this blog know that sometimes my Sarasota realtor, allows me to make a post. She didn't exactly know how to describe our latest adventure so I volunteered to share our story. My realtor's oldest son, Bill, invited us to camp out in Vero Beach this past weekend at the dirt bike races. At least, I think that's where we were. The entire weekend reminded me of the Andy Griffith record "What it Was Was Football," and if you never heard that record, buy it! I didn't get a big orange drink but my realtor and Bill ate enough barbeque that they certainly could have shared and they didn't.
Bill has childhood friends from West Virginia that we hung out with, and when they played the National Anthem at the start of the races, my realtor got teary eyed because it reminded her of Bill's sporting activities as a child.
All the patriotism and family love in that field was just a bit moving for the old girl.
I had a great perch in the Jeep and met five dashounds, a pit bull, a Lab puppy and a pretty big Great Dane. The races are dog friendly, but the hotels are not.
This is an expensive sport, not only do you need a motor bike or four-wheeler, but then you need extra wheels, chains, tools, tents and other "things." Of course, a motor home is a must! This is a great family sport, girls and boys participate as well as parents, even if they are 40 plus. Can you believe it?
I was very impressed with how the parents supported and encouraged their children, the big kids help the little kids, the overall friendliness of this very competitive sport. My realtor is a spectator sports nut, and she loved hanging out in the sand pit, meeting new friends: Eric & Michelle, with their children Chase & Brice and niece, Jordan. Visiting with Steve, Kelly Jo and their children: Sam and Austin was just wonderful.
West Virginians come to Florida for the sun and sand. There was plenty of sand at this event. I had sand in my feet, mouth, eyes and probably a lot of parts I don't know I have it in. If you are tired of looking at Sarasota real estate in this buyer's market, you might want a little more action.
